A major new development is on the horizon as plans for over 1,100 Palmetto Station apartments have been officially submitted to Miami-Dade County. The proposed project marks another large-scale transit-oriented development aimed at expanding residential options near key public transportation hubs in South Florida.

According to county records, a site plan application was filed on October 21 for the project, which will be constructed on land leased from Miami-Dade at Palmetto Metrorail Station. The development represents a major effort to integrate housing and transit access, offering residents convenient connections to the greater Miami area.

The plans detail 1,141 residential units totaling 805,056 leasable square feet, with an average unit size of 706 square feet. The project will also feature a multi-level parking garage providing 1,088 spaces for residents, along with an additional 550 spaces reserved for Metrorail users, enhancing both convenience and accessibility for commuters.

Beyond residential amenities, the proposal includes significant infrastructure and station improvements, further strengthening Palmetto Station’s role as a key hub in Miami-Dade’s transportation network. Modis has been selected as the project’s architect, bringing experience in large-scale urban developments that balance design and functionality.

Res-Des Palmetto LLC is listed as the project developer, signaling confidence in the continued demand for transit-connected living in the Miami area.
