Florida housing affordability continues to shape real estate activity, and realtors say this season is one of their busiest as buyer interest grows statewide.

With the recent election adding fresh uncertainty, Central Florida realtor Jonathan Cole says Florida housing affordability is now a central topic of conversation among buyers.

According to Realtor.com, nearly one in four Americans allow local or national politics to influence where they choose to live.

“Election results really affect real estate because people get hit in their pocketbooks — whether taxes go up or taxes go down, and the affordability of living in a house,” Cole said. “One of the benefits that we have here in Central Florida compared to areas like California, Illinois, New York, Massachusetts — we have a lot more affordable homes than they would find there. So that is one of the draws that is bringing people here from those areas.”

But realtors emphasize it’s not purely political. Florida’s longstanding appeal drives continued demand.

“We have great coastal communities, that small-town feel but yet close enough to Orlando for the theme parks and sporting events,” said Jennifer Matacale, a Global Real Estate Advisor.

Matacale and her husband Todd, real estate professionals for more than 20 years, say buyers continue to relocate for community, job growth, and Florida’s year-round sunshine.

Realtor.com reports that good schools and Florida housing affordability remain the top reasons families decide to move.

“Every October — we have seen this consistently for years — we have several snowbirds that are coming down. The condo market is starting to rebound,” said Matacale.

As for the future, experts say that affordability, shifting politics, and regional economic conditions will continue shaping buyer confidence and movement throughout the state.
