The South Florida housing market is shifting in favor of buyers, driven by falling interest rates, increasing inventory, and sellers accepting lower offers. After years of soaring prices that sidelined many potential homeowners, the landscape is changing as affordability improves and buyer confidence returns.
Buyers Regain Leverage as Rates Drop
Broward County resident Jason Collier, who moved from Philadelphia two years ago, is one of many reconsidering homeownership. With the Federal Reserve’s recent quarter-point rate cut—and expectations of more cuts later this year—he says homeownership feels more attainable. “Even a small drop in interest rates makes the monthly payment that much more realistic,” Collier said.
Realtors across the region are seeing similar momentum. Justin Brooks of The Brooksy Group confirmed that South Florida has entered a buyers’ market. He noted that inventory is up roughly 13%, sellers are receiving about 5% less than asking prices, and homes are staying on the market longer. Mortgage rates, while not directly tied to the Fed’s decision, have fallen to around 6.5%, opening doors for previously priced-out buyers.
Pending Sales Surge as Buyers Reenter
According to Florida Realtors, pending sales of single-family homes rose nearly 10% in August 2025 compared to the same time last year. The average sale price reached $584,000, up 3.5% from 2024, showing that while prices are stabilizing, demand is rebounding.
“With interest rates trending down, we’re seeing one to two million buyers reentering the market across South Florida,” Brooks said. “This could soon lead to multiple offers and bidding wars if the pace continues.”
Homebuyer Programs Boost Affordability
Experts urge prospective buyers to take advantage of available homebuyer assistance programs such as Hometown Heroes and Florida Assist, which help offset costs for eligible applicants. With inventory rising and financing becoming more favorable, many see the next few months as an opportune time to make a move before competition intensifies.
